are these strata issues enough to have you turn away from a property?
this is what is indicated in the strata report on a villa in NSW:
- no meeting in 8 years (agent said that the members just meet if there is something to discuss)
- last insurance valuation was 3 -4 years ago, but there is a certificate of currency that is valid until the end of the year
- capital works in 5k deficit due to recent repairs not covered by insurance
- no mention of any upcoming special levies
- there were no compliance documents sighted for the following:
cladding report, asbestos report, fire safety, termite/pest inspection report, capital works plan, work health & safety report.
would these be big enough red flags to stop you from purchasing a property? have you experienced this before and did you then have any issues?
