How bad is this survey?
We’ve received a summary of the survey we have had done on a house we’re planning to buy in the Cotswolds. My head is telling run and don’t continue, but would appreciate advice on how bad the survey is.
Major Concerns:
Lack of Rear Access Prevented full inspection of the rear elevation. Limits future maintenance and access for repair works.
Widespread Damp Issues High damp readings across the ground floor and various internal walls. Strong odour of damp throughout. Evidence of water ingress, mould, and likely ongoing plumbing leaks. Further investigation required.
Structural Concerns Evidence of roof movement, particularly at the rear. Cracks to internal walls and roof structure. Bulging external wall (left front) poses a potential risk to the public.
Safety Issues Non-compliant fire doors and an unsafe staircase balustrade. Fall-from-height risks due to garden wall conditions. Significant retaining walls on the property carry ongoing liability.
Specific Defects Noted: Chimney: Damage visible; needs overhaul and repairs. Roof: Slipped tiles, signs of spreading, ridge pointing needed. Walls: Substandard damp proofing, large sections require repointing in lime mortar. Windows/Doors: All require refurbishment or replacement; some windows are non-functional, and doors are rotten. Joinery: Not fully inspected. Bathrooms/Kitchen: Water leaks and mould noted; refurbishment required. Services: Electrical/Gas: Appear serviceable. Plumbing/Heating: Leaks observed; urgent repairs needed. Drainage: Not inspected. A CCTV drain survey is essential due to suspected defects
Based on the initial findings, further specialist reports are recommended (estimated cost c. £1,000+) to fully assess the structural and damp-related issues.
