Rents in the North

What are the average rents for a 3 bedroom (~150 sq meters) unfurnished in areas like Narjis,Malqa and Aqeeq? On Aqar I'm seeing 75k to 85k and wanted to check if that is accurate.

With the new rental law, can we check what was the rent of a place if it was already rented before as my understanding is that the landlord cannot charge more than the last rent as per the new law
