To use a realtor, or not to use a realtor? That is the question.

I have a strong urge to buy our next property without a realtor. We've been buying and selling houses for two decades now, and I don't feel like we need one this time. I understand the need for a realtor on the seller's side, but less on the buyer's side.

I'm in NY and I would get an attorney to handle all the paperwork. We won't need a mortgage, so there's no financing to worry about. The only thing I'm worried about is the seller's realtor being difficult with us.

I keep hearing stories about how sellers' realtors won't work with unrepresented buyers.

Can anyone tell me any success stories about buying without a realtor? Or failures and why it didn't work?
