Property Management Company feels like scammers.

🏠 Landlord Issue

I recently moved into a home managed by a property management company back in Late June. It was a rush move due to trying to get our kids back into their school system before school started. The house is decent but there were multiple issues not disclosed to us until after we moved in. I won’t bother running down the list but the main issue is the property management company itself. So the city we live in, the company that manages the property is in another city not too far away. I’m not able to pay the rent online due to a mix up with the 2nd rent payment, I linked the wrong account (can’t pay with debit card) & it reversed the payment. I did make the payment immediately after I noticed the mistake and sent a follow up email. No word back & everything was fine. We have been in this house since June, with no A/C & no heat. Ohio weather is temperamental so we’ve have to deal with extreme heat & now are facing colder months. Maintenance has been out multiple times & have discovered a new issue each time. First it was A/C needed a new part, then a new A/C, they ordered the wrong unit, had to buy a new one. Then discovered the furnace was bad, tried to fix, then realized new furnace was needed, replaced that. Discovered the duct work was installed wrong so no air flow. Now the furnace will not turn on at all. Each of these steps were another trip out from maintenance. I’ve missed work, worked from home, changed appointments around each time to accommodate but still nothing. Then came issues with the rent. I mailed a check early for August rent, took a while to arrive, I communicated it was in the mail, they understood and said we’ll wait. Immediately the next day they sent a notice for eviction. After communication with proof they accepted the rent payment. Things were supposedly fine. I sent Oct rent early again, with a check…even tracking to assure it arrived on time. It did, but i received an email saying “checks are not acceptable forms of payment, they want cashiers check or money order”. I said fine, before I can send a money order they issues another eviction notice. I sent them an email stating that they told me prior that “Personal Checks are acceptable” directly from their office & if that has changed it was not communicated with us. The following Wednesday…the check they told me was unacceptable on Sunday was used to pay my rent on Thursday. Which means they kept my check for days after telling me it was unacceptable. Not until I sent email with proof claiming they said checks were fine, then they decided to process the payment. Issue is I also sent a money order, which I had to mail…now my account is hit twice for one month. With all this going on, we have yet to receive a phone call or email, anything stating any type of communication from them. They will not email us or call us at all. The maintenance man who has been working our Furnace told us he paid for it out of pocket himself due to not being paid at all from the property management company. When we did get ahold of someone on the phone, it was someone out of office who said “calls are forwarded to me when they’re busy with other customers”. She wasn’t even in the office to see our emails. It has been a disaster since moving in & I’m considering legal action. I’ve never dealt with a property management company or even thought about escrow but I’m at my wits end with this company. Any advice or suggestions on what we should do next would be appreciated.
