Have I made a huge mistake?

Throwaway because of anxiety and embarrassment

I bought a place 4 years ago, and we had a big Reno (rear extension, loft). As you can imagine sank a fair bit of cash + mortgage into the place. For what it's worth I (M) have a toddler + 1 on the way

I'm not sure if I missed it or misunderstood it but looking at the EA Long term flood risk indicator my house is Medium currently and high risk from 2040. This is related to surface water.

I emailed the council and they confirmed - and showed me a more detailed image - of essentially my whole property marked as a risk. They confirmed it's currently 1% (1 in 100 years) and after 2040 3% (1 in 30 years) risk of flooding upto 20cms. Note doors into my house (from + back) all start higher than 20cms

I was able to get a mortgage on it and building insurance seems reasonable (400 for a 4bed semi)

I'm now having a complete meltdown that :

  1. I've made a huge mistake
  2. I now have an unsellable property that my money is locked in
  3. My place will be ruined once climate change kicks in
  4. Caused a massive issue for my family.

I guess I'm here to get some logical thinking from outside minds, away from what is my doom spiralling mind.
