My property manager is neglectful to the point of me feeling unsafe and is constantly gaslighting me; I would like to know if I have a case before contacting a lawyer due to expenses.

Units aren’t cleaned after tenants move out. Mine actually wasn’t cleaned before I moved in, too; I was promised compensation and it never happened. They’re left empty for months while garbage and food rots and cockroaches proliferate. My cats are sick with tape and roundworm from the cockroaches. (Confirmed by vet).

The doorknobs used for the entry doors are actually bathroom doors. Mine broke a few months back with the tumbler stuck in the jam, leaving me locked in my apartment. It was a Saturday so I called the corporate number since I didn’t have an emergency number to call. The corporate office contacted my property manager 4 times over the course of a few hours. She never responded, never sent maintenance out to help me, and I had to have friends break me out. We then replaced the door knob ourselves. (Same key)

My furnace stopped working last week. Someone from maintenance with the complex came to look at it and sanded down the pilot light bearing. It did not fix the problem and a contractor was called in. The contractor said something that made me suspicious. I told them maintenance sanded the pilot bearing and they made a strange face, pulled out their meter and measured the furnace. They said it was not safe to turn on and they couldn’t give anymore detail or it might “causes issues”. I looked it up and it doesn’t look like you’re supposed to sand those bearings, only replace them.
Do I have grounds for a case? My goal would be to break my lease for free and to have action taken against the property manager.
