Ellington's Port Side - Poor rental yield option, upside with capital appreciation
Hi everyone, pls read this one of the most accurate analysis on Reddit
We’ve all seen the recent posts about Ellington’s new RYM project, Portside Square.
Here’s my analysis of the project.
1. Project Overview
- 408 units spread across 3 buildings (136 units per building)
- 54 studios
- 171 one-bedders (from 767 sqft)
- 96 two-bedders, 54 two-bedders + study, 30 three-bedders + study, and 4 four-bedroom penthouses
- Early pricing estimates: around AED 3,000/sqft
- Approx. AED 2.5M for 1-bedders
- Approx. AED 3.6M for 2-bedders
- As expected from Ellington, premium finishes and amenities
- Marketed as high-end waterfront living with good connectivity to Downtown and other key locations
2. Pricing vs Comparables
Pricing is where things get interesting. The table below compares Ellington’s tentative launch price with Emaar’s earlier RYM launches, the average prices on Dubai Islands and Maritime City, and recent launches in those areas. I’ve also included Emaar Beachfront and Bluewaters for broader context on waterfront pricing (not direct comparisons, just for reference).
| Area | Price/sqft (AED) |
|---|---|
| Seascape (Emaar, RYM) | 2,010 |
| Seagate (Emaar, RYM) | 2,350 |
| Dubai Islands | 2,400 |
| Maritime City | 2,580 |
| Sensia (Maritime City) | 2,930 |
| Sera 2 (Emaar, RYM) | 2,970 |
| Orise 1 (Maritime City) | 3,000 |
| Ellington Mina Rashid | 3,000 |
| Talea (Maritime City) | 3,130 |
| Emaar Beachfront | 3,140 |
| Orise 2 (Maritime City) | 3,150 |
| Chelsea (Maritime City) | 3,170 |
| Mural (Maritime City) | 3,420 |
| Breez (Maritime City) | 3,760 |
| Bluewaters | 3,870 |
Ellington’s pricing, at around AED 3,000–3,200/sqft depending on the view, seems positioned close to Emaar’s Vida launches.
Interestingly, Danube’s recent project in Maritime City is priced at around AED 3,700/sqft for one-bedders — significantly higher. While we can debate whether Maritime City offers better long-term positioning, I didn’t expect to see a Danube project priced above Ellington’s by such a wide margin, given the proximity.
Overall, RYM currently offers a lower entry price compared to Maritime City. Personally, I wouldn’t stay in either area, but between the two, I find RYM the more appealing community.
3. Rental Yield Breakdown
Let’s look at what’s required to achieve a 7% net yield.
- Emaar’s first few RYM buildings will be ready by year-end, so rental data isn’t available yet.
- As reference points:
- Anwa in Maritime City: ~AED 100K/year for 1-bedders
- Park Gate Residences by Wasl (about 6 km away): ~AED 112K/year for 1-bedders
For a 1-bed priced at AED 2.47M (including DLD), size ~767 sqft, and AED 17/sqft in service charges, you’d need roughly AED 185K/year rent to hit a 7% net yield. That’s not realistic.
By handover, a more achievable rent would likely be in the AED 135K–155K range, translating to a 4.9%–5.7% net yield — on the lower side of the current market.
If yield is your goal, there are better-performing options available. Ellington has projects that deliver higher yields in JVC and Sobha Hartland, and even in Dubai Hills (Ellington House). Still, given the current pricing, I doubt this will exceed 6% net yield.
4. Capital Appreciation Insight
The play here is on capital appreciation, especially for one-bedders with waterfront views. Those will stand out and likely command stronger resale value.
The key question is whether Maritime City is overpriced or RYM is underpriced. If you believe Maritime City is fairly valued, then Portside Square could represent a good entry into a developing community at a relative discount.
5. Final Thoughts
Pros:
- Select units with waterfront view
- High-end finishes and lifestyle branding
- Located in an area with strong historical context
- Connectivity will improve with the Al Shindagha Corridor Improvement Project
Cons:
- Entry price is steep compared to Emaar’s earlier RYM launches
- Likely lower rental yields compared to broader market options
- More of a low-rise marina setup than a true waterfront community
If you’re an end-user, Portside Square will offer a standout lifestyle product in a growing district.
If you’re an investor focused on capital appreciation — and believe Maritime City is priced correctly — this could be a worthwhile opportunity.
