Sharjah rent increment

Hi,

How much rent can the landlord is allowed to Increase after completing 3 years with the same landlord. Today I have received a rent Increase notice wherein he is demanding 60% increase. Is it legally allowed?

Its a one bedroom and hall near rolla area.
