Restorative Competitive Value
I recently saw this concept as a path toward correcting values in areas where home are still impacted by historical red-lining. I don't know the nuts and bolts of it, but it seems like it is basically cherry-picking comps from other locations that weren't impacted by past red-lining. This value is apparently a second value provided along with a USPAP compliant market value and leaves it to the lenders to choose what to rely on. Anyone ever see this, use it, have any lenders request it? Thoughts?
