Real Talk on Region 8 (2 to 5 years timeline)
So I'm seriously considering a presale purchase in Region 8, and I keep oscillating between:
A) This is a smart long-term play
B) WTF am I thinking by buying into a construction wasteland?
No, trying to shill here- just trying to envision Region 8 in a 2-5 year timeline. (Also, I believe Tulum as a whole will keep maturing gracefully, so please no Tulum doom-looping).
Why I see the long-term potential in region 8:
- Most obviously - the easy beach access right off the Kukulkan entrance (and easy trip either way toward Jaguar Park or Sian Ka'an)
- More "forward-thinking" planning
- Supposedly has special zoning that limits density (though unclear if the zoning is even respected?)
- I know there is a plan for a new pedestrian path right parallel to Kukulkan,
- A new road is being constructed from 307 directly to the area near where Kukulkan meets the beach, allowing you to access Region 8 from the airport without passing through Tulum central.
Why I'm a bit concerned
- The area is currently quite barren, with scattered completed projects
- Zero clarity on when roads get paved or real infrastructure happens
- It seems like the market is still deep in oversupply correction
- Years of construction noise and chaos ahead
Real talk questions for anyone who actually knows Region 8:
- Does anyone know locals who actually live/work in Region 8, or is it 100% foreign investors?
- The beach access - is it actually reliable in the long term or subject to random closures/disputes?
- How would you compare this to La Veleta's development trajectory? (La Veleta at least feels alive - also, La Veleta should probably come first for new infrastructure )
- How would you compare Region 8 to Region 15? They seem very similar, but Region 8 has this geographic and zoning advantage.
Ultimately, what's your take on his area to feel like an actual neighborhood? And please no hate-talk or glazing, just be real :D
