Landlord insisting that I pay an extra month of rent - is this legal?

Hello guys!

I currently live in Quebec and I've taken a 12 month lease which started from the 1st of December 2024 and ends on November 30th of this year. I was out of the country last October and secured the place with a damage deposit worth 2 months rent in the middle of that month. I didn't move in on November 2024 (this is important) and my landlord agreed that the rent would start on the first of December, and that's when I moved in. I've stayed at this place which I find super cozy and convenient since it's close to the metro. But now here's the dilema:

For context I have two landlords, a husband and wife. I'm planning to move out after the end of my lease, and I've paid for all 12 months already. So I informed the both of them so that I can claim back my deposit. The husband came back to me saying that the 1600$ was in fact for "the first and last month", when we both acknowledged last year it was a damage deposit (on messages)!

The wife is telling me that I'm apparently missing the rent for November 2024, and that if I do not pay for that month I will only end up with getting back only a 800$ deposit. I had to double check my lease which shows the exact date my lease started and that I have already paid them all the months and that they owe me back the security deposit. I sent her the calculations for how much that was owed, but she's trying to justify that I must pay for Nov 2024 because "we agreed to put it in December instead". What confuses me is that I was unaware that I apparently have to pay for a month that isn't included in the 12 month lease, which means they're expecting me to pay 13 months while giving back half of the deposit.

She's basically saying "we agreed that our lease really started in November but we're pretending on paper that it starts in December" so now I supposedly owe rent. Whereas when I was texting with her husband to secure the place he literally said my rent will start on December. If I knew I owed last year's November from the start I would've done something about it. She's been contacting me to plan a call to "settle things" but I don't think there's anything to settle.

I know there's an article stating that it's illegal for a lessor to demand for anything more than a months worth of rent (since they're treating the deposit as one) but I'm curious to know if there's any other articles that can help my case. I'm waiting for the husband to have a say in this since I provided the both of them screenshots of texts confirming the 1600$ is in fact a damage deposit and that we agreed on the rent starting on December (on texts and on lease copy) and paying for November isn't needed. Either way if this doesn't go the way I want I'll just file a report to TAL. If there's anyone who wants to give in a piece of their mind or faced any similar situations please feel free to share! Thank you for listening
