Potential to move schools

As per the title… The new school is offering generous incentives to sign on. However, these seem too good to be true. So I am wondering why they are doing this. Is the school hard to staff? Are the students problematic? Is there something else??

The incentives would certainly help my current position, however it would mean uprooting and moving significantly.

Is it possible or advisable to request an observation day at the school? More than just a short and quick walk around. I want to see and feel how the culture, and the good, bad and the ugly of the school.
