Am I being overcharged for my house construction?
Hey everyone,
I’m constructing my house in Pantnagar Railway Station, near Haldwani and Rudrapur. It’s a G + 1 house (around 2,100 sq ft total). Contractor rates are as follows:
- ₹1,360 /sq ft for Ground Floor
- ₹1,160 /sq ft for First Floor
Both rates include materials, labour, wiring, plumbing, doors, and windows, basic primer but exclude:
- Staircase
- Putty + POP
- Tiling (floor, bathroom, kitchen)
- Painting
- Parapet walls(3-4 ft, 220 rft)
- Septic tank + soak pit
- 5 % contingency
- Mounty (overhead tank structure on roof)
Can anyone familiar with nearby area construction costs tell me if these rates are fair for 2025-26, or if I’m being overcharged?
Context:
- Plot: 20 × 60 ft (≈ 1,200 sq ft)
- Mid-range finish, nothing luxury
- Semi-urban locality (not city area)
Would love an honest opinion from anyone here. Thanks.
