21M in college. 151k invested in brokerage, 10k in Roth IRA

Hey all, I greatly admire this community and this is my first post. As I said in my title I am 21, and have 151k invested in a brokerage account. The portfolio structure is probably pretty bad, as it's 126k in money market, 24k in equities, and maybe 2k in cryptocurrency. My Roth IRA is aggressive as possible. I own fully own my car that is worth about 16k. I am currently in college, work at a hardware store on the weekends, and work in IT part time at a bank. This part time job SHOULD turn into a full time spot when I graduate. I would say my total annual income is around 40k a year, and I save most of that as I live with my parents and they pay for my school (half off discount they are professors we are not rich). Any suggestions on what age I should aim to retire? Move out? I have a girlfriend and would like to move in with her soon but that would hinder my progress as I don't know if buying a house is the best option. Oh also that reminds me. The bank I work at offers all employees a 2.5% mortgage rate. Do I buy a house? I love my town and want to stay here at the moment. I know I sprinkled those questions in poorly so here:

Career advice on growing income? Side hustle advice? Do I buy a house? Could I diversify better? What age is it plausible to retire? Thanks everyone. -N
