New build for home - advice needed

Support

I’ve just bought a house with my wife and we’re starting to clear out the look of the original owners with our own. I’m in charge of tech and I want to build a smart home setup with HA. I’ve built one with my brother at the family home before but he’s largely in charge there. So I’ve got a checklist what I want to start with and if anyone knows things to add before I start to buy product, let me know.

+Home Assistant Green (I’d go for HA Yellow but only the PoE version is left in my region and I’ve never used this power standard before) +Aqara Presence Sensors +Sonoff adaptors for non-smart lamps +Smart plugs for kettle/coffee machines +Broadlink or Sonoff light switches

I’d like to avoid smart bulbs if the smart light switches work better. We do have thermostats but at the moment, we still learning how/if they work. Same goes for the radiators, we didn’t get any instructions from the previous owners. I’d like to use Switchbot but that’s phase two. Same goes curtain/blinds control. Thanks in advance for the advice!
