Survey shows roof issues - do I wait to fix and lump it in with a loft conversion?

Advice

Got the survey back today - FTB - and a couple of issues in the roof were highlighted. Main ones are:

  • The stepped flashings have been poorly installed, it appears there are no base step flashings (soakers) beneath the counter flashings.
  • Early signs of decay on cement flaunching and minor decay of mortar joints on corner of stack.
  • Open chimney pots require capping
  • Salt efflorescence and staining on chimney breast in roof void (due to stepped flashings above)

These all showed up as red (repair immidiatley) on the survey, and it was also reccomended we recover the whole roof sometime in the next 10 years. I'm wanting to convert the loft some point in the near future (think a year or two) so I was wondering if it's worth waiting and risking it slightly so I'm not forking out for two lots of roof repairs and scaffolding? The survey didn't find any damp in the property, just high levels of moisture.
