Don’t be rude and offer asking in Toronto… only offer more.
As a buyer looking in Toronto I find it fascinating to observe the pricing strategies that are implemented and the greasy behaviour of “some” agents behind it.
I offered 1.2 on a house that was listed at … well… 1.2. The agent effectively scoffed at me like I was insulting her to offer such a lowball offer. But…it’s your asking price. 🤣. She said there’s no way the seller will take asking.
Here’s the problem. Agents think they’re slick when in reality this low price to trigger bidding wars strategy is (let’s just call it what it is) sleazy.
You’re sleazy. You’re wasting people’s time. You’re not slick. You’re just as greasy as a used car sales person... I’d say even more so.
Price your house at the price you want. If someone wants to pay you more , great. If no one wants to pay that price, you take less or delist.
The great part of this is that you get to be an honest person who shows they value and respect other people’s time. You still get the price you want if that’s what your house is worth. And if your house isn’t, well, it isn’t.
These agents think they’re bright but no… they’re just wasting time. In any other market this would be considered false advertising but there’s a lot of shady shit that’s allowed in real estate it seems that should be illegal and I hope if enough of us push back one day this will be illegal too.
End Of Rant.
