Is buying a condo in cash at 25 a dumb move?

Housing

I’ll try to keep this short because I don’t really know much about the condo market, so sorry in advance if some of this sounds a bit naive.

I’m 25, live in Edmonton, and make around $90–95k before taxes. I’ve been living at home up to this point. Not married, no kids, and probably won’t have any for at least another five years. I’ve been thinking about moving out for a while now but I’m not sure what the smartest way to do it is.

Here’s where I’m at financially: I save most of my income since I live at home. Between my TFSA, RRSP, and a non-registered account, I’ve got about $210k invested.

Would it be a bad idea to buy a $180k condo outright? I’d have a friend renting a room from me for at least the next two years, so it wouldn’t be all on me.

The other option would be to just rent somewhere for around $1500 to $1700 a month and keep investing the rest.

I’m a bit hesitant to take on a large mortgage because I’m not sure if I want to stay in Edmonton long-term and don’t need to over invest in a house that I don’t particularly need the size of.

Any of this seem like a good idea? I know the condo market isn’t the best atm
