AC not working - Maintenance has no idea what's going on
I live in FL, on the top floor of a high rise (24th floor). I moved in in June, and right away noticed that the AC was sluggish. When I moved in, the AC was set to 78. I put it down to 70 but it would always say 2+ hours to temp whenever I checked it (Goodle Nest thermostat). It took a good month to get the apartment temp down to the 73-76 range, and would fluctuate with the sun (higher during the day, drop down a few degrees during the night). I didn't get below 70 until this fall, even with the AC running 24/7. My apartment is 750 sq feet.
Maintenance came and replaced the thermostat, and also cranked up the condenser. It didn't seem to make a difference. There is cold air coming out of the vent (they tested that with some sort of tool), it's just not making a difference. I was told to keep my blinds down (which I was doing). I asked my neighbors on the same floor, facing the same direction (East), and they said they didn't have a problem getting down to 70 degrees.
Now it is November, and I am still having issues. The temperature outside will get down to 50, but inside if I try to drop the temp from 70 to 68, it says 2+ hours to temp and really it doesn't seem to do anything (73 in my apt right now, 55 outside temp, and the AC has been set to 68 for the last 12 hours).
Now, my AC has started clicking. 6 clicks (6 seconds) then two seconds off, then 6 clicks again.
Can anyone help me figure out what's going on? Is this just normal for Florida? I'm trying to figure out if I need to keep pushing the issue with maintenance (I've called them out more than 3 times with no real change).
