Should we buy a house with government benefits, or stay renting? (Europe, no kids yet, hybrid jobs)

Hi!

My partner and I are trying to figure out if buying a house is the right move for us, and I’d love to hear your thoughts. Here’s our situation:

Our situation:

  • We live in Europe.
  • Combined income: ~4300 EUR/month.
  • Hybrid jobs (need to go to the office only 1x per week).
  • We rent an apartment in the city for 860 EUR/month.
  • We have a car loan: 370 EUR/month.
  • Groceries, leisure, etc.—not much left for savings or investing we have been using to travel, we are foodies and love to go out, but we're also doing IVF which took a hit on our savings
  • Emergency fund exists but not huge - around 5K at the moment
  • No kids yet, but planning (we’re doing IVF).
  • One dog.

We have the chance to buy a house with a garden, with 100% loan, 1 hour from the city with some government benefits, which would cover a significant part of the purchase (saving us ~50–60k EUR). Some details:

  • Mortgage: 1250 EUR/month - Fixed for 5 years and then variable
  • Requirement: Must live in the house for 10 years (cannot rent/sell).
  • House is from people we know, so they’re flexible, which in the current market is huge

My thoughts:
Pros:

  • Much better quality of life: bigger house, more space, more green.
  • Mortgage is comparable to what we’d pay in rent if our landlord asks us to leave (city rents are >+1k EUR/month now).
  • It’s an investment for our future family.
  • Limited-time government benefits that end this year.

Cons:

  • Must commit to 10 years in the house; so much can happen in that time.
  • It’s further from the city → we’ll always need a car, and with kids, maybe a second car (extra expense).
  • Job changes, sickness, or unexpected life events could make the mortgage stressful—but we do have legal protections. Also, if we keep renting, and we get unemployment is no way we could rent another house... so for me is very unstable to rent as well in that sense.

I’m leaning towards buying, mostly because the quality of life and savings make it appealing, and renting in the city seems expensive and limited. But I worry about the 10-year commitment and the “what ifs” of life.

Would you take the leap and buy under these conditions, or stick with renting ?
