Who do I get pre approved through and how do I pick a title company?

Hi everyone! My husband and I will be buying our first home from family and not using a realtor due to this. We have already discussed details of sale price and will be getting enough equity to avoid needing a down payment.

Now we just need to get the actual paperwork started. But we have no clue who to get pre approved through. We have picked out 2 credit unions and a local mortgage lender but aren’t sure how many or who else to get approved through. We also don’t really know how the next steps of getting a Title company to draw up the paperwork will work.

Sorry if we sound naive, we haven’t done this before and don’t really have anyone to ask for help. Any other advice around the home buying process or things to keep in mind are appreciated as well!
