Just started my professional career 1 year ago, (it's contract work) are there any lenders that would lend to me in the IL/Chicago area?

Title is pretty descriptive. I only have a year of contract work history and nothing much prior. I believe it's a buyer's market right now and I want to get in if possible. I have very good credit, decent annual income, and my partner can put up 30k or so for a down payment (though she has no income at the moment). We're just looking for something cheap, like a small condo--maybe 200k or so. Are there any lenders in the area who would work with me, or do I just need to wait until I have a 2nd year of work history in the same profession before I'll be able to find anything?
