What's everyone buying these days?

I am in an "affordable" market and I would not touch most of the small residential here with a ten foot pole. Was clearly slowing a few months and now seems to be heating back up, all of my potential lowballs went pending so I stopped even looking.

I have had a couple of multis pitched at still high but more reasonable valuations I think that market is hurting more. I am also considering looking at other markets I know values are dropping in the south.

What kind of stuff are you seeing deals on if any?
