Understanding the process of buying house in Bangalore

Hello,

I wanted help with Sale Deed, Sale Agreement and SRO office in Bangalore. NoBroker is charging me around 12k-13k for a lawyer without miscellaneous charges(bribe) and around 30k-35k with miscellaneous charges.
My SRO office is the one in Varthur. I wanted to check if the Miscellaneous charges are justified. Do we really need to bribe such a big amount to the SRO officer? I know 1k or max 2k is fine but such a big amount does not feel right. My property valuation is 1.2cr and it is a resale flat. Can someone having personal experience help here?
Also, do we need a lawyer for tax documents transfer, khata transfer and BESCOM transfer or can it be done by ourselves? I came to know that these needs to handled after registration. Please correct me if I am wrong. Any help here would be appreciated.
