Short Term Account

I have a one time cheque for ~280k I need to deposit. I plan to use the money for a down payment around May 2027, give or take a few months pre/post assuming I find a place. I am currently renting and need to stay for a certain period of time.

I don’t plan on having to access the money prior to that. I have a regular chequing account, a HISA with Simplii I just opened last month with 40k in it (I will need this for capital gains taxes next year). I have no TFSA.

I know zero about investing.
