Should I refinance 300k into a HELOC or HELOAN? 3 options

I have $300,000 in a bridge loan at a high rate that I needed to buy my current house (first loan is a low rate VA loan). I've already withdrawn all the cash, so I get why a HELOAN would be a good choice because of rate stability, but I've seen a few other good HELOC options with lower rates. Do you think it's worth the risk of doing a variable HELOC over HELOAN?

  • Option 1: Local CU variable HELOC that's prime -1%, 10 year draw, 10 year payback. I'm leaning towards this one and would take advantage of the lower rate to make extra monthly payments toward principal now. Min rate: 4.75%
  • Option 2: First Tech Flexity Heloc: Prime - 0.250% to Prime + 4.375%. 3 rate locks, 20 year payback. Min rate: 3.25%
  • Option 3: First Tech fixed rate 20 year HELOAN at 6.375%

Any other creative ideas of what I should do?
