Tenant frequently makes unreasonable requests
I guess I am just looking for advice about the best way to handle this. We are small landlords who live in the basement and rent out the top floors of our house to one tenant.
The house is old and has many issues both big and small. Our hope in renting it out was to use the money to invest in the house and do upgrades, which we have been doing at no cost to the tenants and at their request. We have painted and renovated at their request, installed new appliances, upgraded their areas, etc. We are informed about the RTA and always adhere, and also try to go above and beyond.
However, at times it feels the tenant takes advantage and makes requests for things that are actually their responsibility such as cleaning. E.g. they have complained that the house is dusty and requested we have the ducts cleaned (though we have read that this does not impact dust levels, and they have multiple other factors that likely contribute to their dust problem). We provided professional cleaning before they moved in but they have requested it again. They frequently make requests about minor repairs such as a door not latching properly or a window that is dirty between a double pane.
Recently, we bought a de-icer product to clear our sidewalk of ice. The tenant requested that we return it and buy a pet friendly version which was twice as expensive and likely less effective. We tried to compromise by suggesting they pay the cost difference between the two types of de-icer.
That being said, we would like to keep things as civil as possible while also not being taken advantage of. It seems like if we don't comply they seem hostile and passive aggressive. I guess we can accept that but it does make it unpleasant to share a fairly small property.
Just wondering if anyone has gone through this or any advice to deal with it?
