First time house buyer
Just got the Level 3 survey back on an old house we’re trying to buy. We love it and have already spent hundreds on fees, but the survey raised some concerns. Now we’re debating whether to go ahead. My offer got accepted at a lower rate which leaves me with 4k extra but Im not sure if that will be enough to resolve this damp issue, idk if it’s worth it. Any thoughts? How hard is it to resolve a damp issue? Anyone with this kind of experience?
Survey:
12.7 Dampness
“Around forty tests were made for dampness on a damp cool day with the house heated and ventilated¹. The results obtained in different circumstances could be different. In the areas tested levels of moisture were found with the readings ranging from 11.0% WME (wood moisture equivalent) to 84.6% WME. Put simply the meter alerts the user to the presence of moisture on a ‘traffic light system’ readings in the green zone are normal, amber are border line and red indicates abnormal moisture is present. Where seen and tested there was some evidence at the time of inspection of penetrating dampness in the lounge, dining room and kitchen. I was unable to test all the walls due to the location of personal goods ceramic tiles, fixed furniture, heavy freestanding furniture and wall linings, etc. Condensation can be a problem with older houses and it is therefore important moving forward that a correct balance is struck between background heating and ventilation. The temptation to dry laundry, etc. on radiators should be avoided and mechanical extract ventilation should be used from the bathroom and kitchen not withstanding that these rooms do have windows.
ACTION: Arrange for a Property Care Association damp contractor to carry out a more intrusive damp inspection to confirm the full extent and nature of dampness affecting this property along with the cost of repairs. Budget Cost £2,500 (excludes VAT and access) for additional damp proofing works, subject to the findings of the contractor. Purchaser to obtain quotations.”
