USDA Direct, Should I Apply?
I’ve been considering the USDA rural development loans for the last year or so and finally feel that I may be ready to buy (or build) a home in the next year. (Idaho)
I understand the basic differences between the Direct and Guaranteed loans but just came to the realization that I likely wouldn’t qualify for the Direct loan given my income for 2025 but would likely qualify from 2024 income.
My 2024 W2 income was about $52,000 I expect my 2025 income to be around $90k-$100k
Is it worth applying right now, before the end of 2025, using my 2024 W2? If I wait till the new year, then my 2025 W2 will be most current and likely disqualify me.
Are there any other considerations I should make? If I’m approved under 2024 income would they re-examine 2025 income later on in the new year?
How long is the approval good for once approved? Is it only a soft-inquiry credit check at first? I’m just in the early stages of looking for a property, may not even buy something for another 6 months, if at all. But getting approved for a USDA direct may sway my decision.
