What’s the state of long-term rentals on Ko Samui these days?

I was watching some videos on YouTube from a couple of years ago and rentals seemed quite reasonable in price and not too hard to find (in low season at least). I read there’s been a lot of investment (from 2 counties I’m not allowed to mention) that has resulted in rentals skyrocketing in price. Is this true or fear-mongering? I was looking at doing a cooking course on Ko Samui but if the rental situation is so bad I’ll have to choose Bangkok
