Suspicious buyer account?

Fairly new seller here, I just sold a 250 dollar item. I noticed his account is about 4 months old created in September, with 2 positives buyers reviews. I looked up his address on file, And it leads to an empty lot property. It just seems suspicious. i have the option of putting a signature, should I? Should I just cancle? Any advice.
