Bank approved but Insurers won’t

Interest Rates, Qualifying, HELP! - ON

I just need to vent for a minute. I swear I am going to go crazy. This has been the longest most stressful 2 months of my life!

I got approved by a housing initiative program for a down payment on a house. I needed to have a pre-approval, which I got.

With that I started house hunting. Fell in love with a house, put an offer, it was accepted after a bunch of back and forth. Started the mortgage approval, then they started saying they can’t get me approved that the banks are saying no.

After speaking to another mortgage agent, they said that it’s because the person filing my mortgage application didn’t have experience with the program. So it was being auto declined.

I pulled out the offer because of something’s that came up in the inspection and the sellers weren’t willing to fix or negotiate.

I went to see several other houses but everything was way out of reach / budget.

A couple weeks later, the sellers of the first house came back saying they would fix some of the issues and negotiate because they needed to sell.

So I put the offer back in and started the mortgage process again with a different broker.

Fast forward to now, the banks are approving the mortgage but the insurers (CMHC, Canada Garunteed and Segan) are declining. Their biggest reasoning is they seen this deal already (from the first mortgage broker who didn’t even bother to include any of my assets in the application or any explanation for any flags on my credit report) and it was declined..🫤

So now my mortgage agent is trying hard to get them to reconsider it.

Am I crazy for hoping it’ll work??
