Wanting to sell my current house and buy a new one at the same time.

Hey! I have a mortgage with a house that I currently live in as my main residence in Texas. But I want to sell it and purchase a new house. I still owe about 112k on this house, but can sell it for a little over 400k. I’d like to sell this one and pay it off, then open a new mortgage with another house (using the sold money for a down payment).

I’ve read multiple ways to go about it, but I’m curious on what is the most efficient way to get this done. Do I sell the house first and then buy the new one? Has anyone done this? Looking for some pointers.
