What if you borrowed 500k from a mortgage (instead of HElOC) to invest in VEQT and now have a monthly $2600 mortgage payment you need to make?
What if you borrowed 200k from a mortgage (instead of HElOC) to invest in VEQT and now have a monthly $950 mortgage payment you need to make? How do you deal with the cash flow issues?
had to do this because my existing deductible HELOC is maxing out at 65% and wanted to get a tax deductible mortgage for the last 15%
My thoughts are to use “auto withdraw“ margin loan from interactive brokers to cover the monthly $950 payments. The margin interest rate is ~3.139% right now and mortgage interest is 3.44% so rates are better. Would the margin loan be tax deductible? anybody else doing this?
should I turn on automatic dividend reinvestment for VEQT… obviously you can’t withdraw the dividends as the margin loan gets paid first. Planning to not sell the VEQT ever and keep the margin loan forever.
This way I would avoid OAS clawbacks and even get the GIS for 8 years at least…as i modeled with my retirement software planning.. and if i need cash I can borrow it in USD from interactive brokers to keep it separate from the CDN margin loan used to service the mortgage .
anybody see any issues with this as a retirement draw down strategy
