Fernhill Gate - Dublin 18

I did viewing for 2bed 2 bath apartment in fernhill gate, leopardstown road. I am curious what people think about it? It in a very nice area and good space starting from 545K (iirc) for ground floor but I am in dilemma if thats good price and time to buy? I have seen older/smaller ground apartment in Beachwood Court Stillorgan sold for 512K with bidding which makes me think fernhill is good enough at least its new built and A2 rating and sometimes I think both were overpriced. Curious what others think?
