Reasonable deduction for major works

Buying an ex-council flat for around £400k. At the viewing the agent said they were not aware of any major works for the property.

The conveyancer has found an estimated £35k of major works. Is it reasonable to request a reduction in price by this amount given that I wasn't aware of it when making an offer?
