Need guidance on a resale flat

I am currently staying in a 2bhk and looking to upgrade to a 3bhk. I have found one resale property which is very spacious (around 2500 sqft). However the building is 10 year old (low rise building). I am getting it around 2cr (8000 per sqft). And all the new upcoming projects in that area for cat A builders are coming around 14000-15000 per sqft and i will only be able to afford a 1600 sqft configuration. Location: whitefield, Bangalore.

My concerns about buying a resale:

1. Challenges to resell it further
2. Maintenance due to society being 10 year old
