A heartfelt warning for anyone considering renting at 11 Raphael St, Lidcombe

I’m writing this to genuinely help anyone considering moving into the apartment building at 11 Raphael St, Lidcombe, because I truly wish someone had warned us earlier.

Directly opposite the building is IMI Dance Studio, and the noise from their music — especially the heavy bass — travels straight into our apartments. It’s not mild or occasional noise; it’s loud enough that you can feel the vibration through the floors and windows.

What makes it much harder is the timing:
The loud music usually starts from late afternoon all the way to evening, right during the hours when families are home, having dinner, trying to relax, or preparing children for bed.
And it’s not just weekdays — Saturdays and Sundays are often the same, with classes running throughout the day.

If you have children, please be aware:

  • Kids here cannot study because the constant thumping bass makes it nearly impossible to concentrate.
  • Parents struggle to put their kids to sleep, as the vibration and noise continue well into the hours when children should be resting.
  • On weekends, when families should have some quiet time together, the noise simply doesn’t stop.

Residents have repeatedly raised concerns with the studio, the building management, and Council. While the studio has said they are “working on sound-proofing,” the situation has not improved at all — the noise remains just as disruptive.

I’m sharing this because I don’t want other families — especially those with school-aged children — to move in without knowing what the living environment is really like.
If you are considering renting here, please visit the building during the studio’s class times before making any decision.

I hope this helps someone avoid the stress that so many of us here are experiencing.
