Ownership of Apartment after Divorce

Hi,

I recently obtained an ex-parte divorce under Section 13, with no payment or settlement involved.

We had booked an apartment 12 years ago, and she was the co-applicant. I am the only one making all the payments demanded by the builder.

Recently, I went to the builder’s admin office to ask about removing her name. They told me that, due to a recent guideline from the Honorable Supreme Court, they can only do this if the female co-applicant appears in person and gives her consent.

I have no contact with her or her family. Recently, I received a demand for 8 lakh rupees, and I do not want to make any more payments.

What are my options?

1. Should I file another case in court to get full ownership of the apartment? (Although this is certainly a lengthy process.)
2. Should I try to contact her and mutually agree, perhaps offer her some money, and then take full ownership?
3. Is there any other way out?

P.S. We both live outside India.
