Land and property group INSIST on contract signed before EOY

Hey folks,

Hoping for some insight into why this is the case. To start it all off, there’s heavy rumours that the First Home Owners grant in TAS will increase from $10k to $30k come 2026. Let me lay it out.

A month ago we attended an “inspection” of vacant blocks. In a good area, the company doing the sale (who are well known in my state) seemed above board so I paid the initial deposit for land testing etc.

After I paid, I immediately sent them payment confirmation and asked in my email “let me know when you’re available to meet and discuss plans etc”. Didn’t hear anything.

I get an email yesterday (initially) asking me if I’m available to come in and sign the contracts by the end of the week. I replied stating I was unavailable this week, however would be happy to attend first thing in the new year.

Nope. The response I get plainly stated these HAD to be signed before Christmas. I replied, asking (specifically wanting it in writing) what the contracts were - notably if this was the date the grant would be based on. They were aware of the impending update to the grant amount and stated something to the effect of “we’ve been told it’ll be backdated to cover purchases made since July 2025 but the government aren’t saying much”.

I’m going in next week to discuss floor plans and whatnot, but unless they can provide absolute assurance that the $30k grant amount will apply (or if I’m not eligible based on their insistence, they’ll happily pay me $20k for my troubles) I’ll be reluctant to sign.

Is there a reason they’re taking this position? Something I’m not aware of?
