19M Approaching Older Women in Building

I moved recently to a new apartment and have noticed a few of the older women (around 40-50 years old) are single.

I would like to make an approach.

Considering they are my neighbours, what is the best way to approach and not be creepy? Or should I just avoid it.

I am not necessarily looking into dating, could be FWB or even just friends/acquaintancea

My social skills are also not the best so if its even just to practice my small talk what could be a good way to approach? Older women seem more talkative and "laid back" in my experience so I would like to try (as long as I don't make them super uncomfortable)

I go to the gym like sports and overall very flexible to try new hobbies (in case its any relevant)
