Like many of you, I realized that buying a home involves deciphering a mountain of confusing paperwork. The most critical document—the **Loan Estimate (Page 2)**—is often where lenders hide "junk fees" to pad their profits.

I’m a developer, so I decided to build a solution. I created **Loan Audit AI**, a free tool that analyzes your Loan Estimate image/PDF and benchmarks your closing costs against local averages.

**What it actually does:**

* **🕵️‍♂️ Detects "Junk Fees":** It scans Section A (Origination Charges) for inflated costs like "Rate Lock Fees," "Application Fees," or excessive "Admin Fees."
* **🚫 Spots "Double Dipping":** It flags if a lender is charging you *both* a Processing Fee AND an Underwriting Fee (usually you should only pay one or a lower combined total).
* **📍 State-Specific Logic:** It knows that Texas has fixed Title Insurance rates (TDI) and Florida has specific doc stamps. It adjusts the audit based on your location.
* **📊 Price Thermometer:** It doesn't just say "High Risk." It shows you a visual bar comparing *your* price vs. the fair market average.
* **💬 Negotiation Script:** If it finds junk, it generates a copy-paste email for you to send to your loan officer to get those fees waived.

**Privacy First:** I don’t want your data. The tool is **stateless**. Your document is processed in memory for analysis and then immediately wiped. Nothing is stored in a database.

**Why I’m sharing this:** I want to make the mortgage process more transparent. I’d love for you guys to try it out on your past or current estimates and let me know if the AI missed anything or if it helped you save money!
