$55k Income, $130k Saved. Do I Qualify to Get Back Into the Housing Market in Metro Vancouver?
I am not really sure who to ask about this, so I am posting here. Is now actually a good time to buy in Metro Vancouver? If so, who can help me out?
I am living in Metro Vancouver making $55k a year before tax in retail. I know this isn't a lot for such an expensive city, but it's the best I can do right now in a difficult job market. Also I'm not very educated nor do I have any office skills. I have about $130k in cash that is just sitting in my chequing account, and I don't have much knowledge about saving or investing.
I have been thinking about using this $130k toward buying a place. I would not be a first time homebuyer, and am considering getting back into the housing market and would like to become a home owner again. I keep seeing ads on Instagram saying it is the best time to buy, and with these ads talking about a potential housing downturn, I am wondering if now actually is a good time to get in before prices go up again.
Can anyone give some real advice on the housing market right now in Metro Vancouver or Fraser Valley BC? Is it actually a good time to buy, or are these ads just fake marketing hype? Also, if anyone has recommendations for mortgage brokers or mortgage bank people I should talk to, I would appreciate it. I am not very knowledgeable about banking, mortgages, or real estate, but I would like to learn. Years ago, everyone was saying you couldn't buy a home in Metro Van for under $500k, but now I'm seeing all these ads for $390k - $420k for places in Tsawwassen / Delta / Langley / Coquitlam, and if this is really true, I'd like to own a home again (anywhere is fine, GTV or Fraser Valley - just not Surrey). Thanks.
