Estate agent changing fees

Hi all,

I’d be interested to know where I stand here.

I asked an estate agents about selling my house. It’s worth about £290k. Agent said their fee was 1% +vat. I said I was happy and they sent a contract which we signed.

The next day, they then say that there has been a mistake, and that their minimum fee is £3,500 plus vat, so I wouldn’t be able to pay 1% any more, I’d have to pay this increased price.

Given I have a signed contract, does that mean anything? Or do I have to accept this new price?
