Have a commercial property on a main road in South Delhi (1st floor) generating ₹70k rent. I have ₹20 lakh to invest. What business can I start myself for higher returns?

I own a commercial property on a main road in South Delhi, located on the first floor. Currently, I rent it out and earn ₹70,000 per month, but I’m wondering if I can generate much higher returns by starting a business myself instead of renting it out.

Also, if you think sticking with rent is smarter, I’m open to hearing that too.
