Purchasing a property in Canada for my US citizen parents

We are struggling to even find a CPA to figure out the following tax/financial implications:

I am a duel citizen (USA/Canada) and reside in Quebec. We would like to purchase a cottage for my parents (US citizens only) to spend the summers with their young grandchildren. We would not rent this out during the winter, as my parents would come and go as they please.

We have spoken to Bank Scotia (zero help). What is the best way to go about this? It would be my parents paying the mortgage (or cash payment). However they are worried about paying double taxes in Canada if they own a property in Canada as non residents. I could also mortgage the house myself but it would be a second property which has a significant burden when reselling.

I’m really just asking for what type of CPA or expert to search for to figure out the tax implications and how to go about this.
