TW: Alcoholism and Concerning behaviour

I (M 24M) live in a rental property with my partner (H 23F) and a housemate (D 25M). Over several months there have been ongoing household issues with D, including repeated disregard for agreed house rules, unsafe behaviour around animals, inconsistent rent payments, and difficulty communicating or resolving issues calmly.

These issues have been at their worst when:

D leaves rubbish, cooking items and food on vounters for cats to eat (one week we paid $500 in vet bills for this)
D locking a cat in the garage with the dryer running
D agreeing to pay rent due to his girlfriend staying with us and sending $100 less than agreed.
D slamming doors and stomping at night. Being told its too much and not changing behavior.
D losing control of himself with his alcoholic tendencies.

D will drink and do shots before work. He will steal alcohol that is not his, say he'd pay it back and then take that too. He has gotten so drunk at work he's falling asleep and even lost his job at one point without telling us. He had an ambulance called on him in the street because some poor pedestrians found him and thought he died.

All of this was breaking point for H and I. We emailed the property agency and asked our options to vacate. Notified D of these intentions and even organized one last house meeting at 6-8 next day to still try and talk out the issues.

Late that night and into the early morning, D sent multiple rambling messages to H while intoxicated, expressing anger and denying any wrongdoing. H replied that I was asleep and that the discussion would happen at the agreed time, and asked for space.

The following morning (around 8:30–9:00am), D stood in the doorway while H was sleeping to demand a conversation. H repeatedly asked him to leave so she could sleep, but he refused and continued talking loudly. When I came into the room, D became mocking and confrontational. Despite multiple requests for him to leave, he continued.

When after multiple refusals to leave our room, I yelled at him to fuck off. He came further into our room until H pushed him out and shut the door. She had to physically block it as he tried to force his way back in. I told her to lock the door and after which he continued trying as I called police. H and D went back and forth while I was on the phone and after I grabbed H to come into the ensuite where we stayed quiet. D stood outside the bedroom door rambling for 30 minutes, 25 of which I recorded and showed police.

Among his rambles he told us
"Get the fuck out the spot tomorrow"
"I've got guys that can come in, boom boom."

H texted her dad, who came to the property and stood between us and D so H could safely leave with the animals.
D continued yelling at her dad. I stayed nearby and texted D’s family to de-escalate.

Police didn't show up and so H and I went to the closest police station to report him. They logged the incident, offered emergency housing options, told us to lock ourselves in our room if we returned, and instructed us to call them immediately if D attempted to force his way into our room again.

After we returned home, D was yelling aggressively on the phone to others. H having some big ones put her phone up to the door and got D making threats of violence toward a named third party who D knew we had confided in for advice and support. We also heard him say "I have never killed a N****, but am Capable of that."

Additionally we got heaps of texts saying he was demanding legal documents for us moving by today so he could have "full control"

Police were updated of this but said the same thing remains that he hasn't crossed any legal line yet.

During our sleep we heard ceramic breaking, and this morning saw his bathroom with vomit on the floor and a broken vase.

We are still in the room after a night. With the agencies opening up today we emailed and called them. And have gotten ourselves into somewhat of an agreement where we could be transferred to another property under their management. D is messaging us that he will pay ALL of the rent next cycle, which he hasnt even sent any money to the real estate himself yet. H and I think his need for control could result in an unpaid fortnight of rent.

H and I geniunely cannot spend time out of our room in shared areas due to his behaviour. Him making threats to people and saying he thinks hes capable of killing.

Currently we have little Idea how to keep him far from us. We've contacted police with a report and after everything nothing's coming of it. The agency won't even think of vacating him somehow.

We have nowhere to stay but our own room. We're on the track to sorting out our future but need advice on what we can do to make sure the situatuon doesnt become controlled by him.

Attaching some redacted photos of texts and transcripts of voice recording.

If anything needs to he fleshed out in context more I'll give it. Right now everythings fresh and scary and H and I have trouble seeing which way we should go.

What do we do?
