Let me show you this little Italian real estate gem 🇮🇹💎 (€270k starting price)
I’ve seen quite a few positive takes here about the Italian real estate experience lately, so I figured I’d bring the other side of the medal.
Let me show you this little gem:
We’re talking about a “property” in Spotorno (Liguria) described as a portion of land with three buildings: • two former barns (32 sqm and 55 sqm) officially classified as storage, • one 106 sqm rural house, • about 2,300 sqm of land.
Now, everything has been abandoned for multiple decades, basically since the moment the last farmers stopped farming and went to work in factories… All buildings are literally falling apart.
There is no sewage system. There is no road access. Yes, you cannot reach the property by car. The only way to get there is: • parking in what is basically a dry riverbed, or • asking two different neighbors for permission to cross their land, on foot.
Now the fun part: the main building is protected by the Soprintendenza (Italian heritage authority). That means: • you cannot demolish it, • you cannot freely redesign it, • any restoration must follow strict historical rules, • approvals take years, • costs explode, • and a previously approved project already expired and is no longer valid.
So you’re buying a collapsing, inaccessible, unserviced, heritage-restricted rural ruin.
The auction starts at €270,000.
This is not a court foreclosure; the property belongs to a religious foundation.
Realistically, this is worth maybe €1,000 and even then someone would be doing the seller a favor by taking it off their hands.
