Were in a housing predicament (England) and honestly need all the advise we can get.
We are private tenants via letting agents and in summer 2025 came home to a notice on the door to contact Savills immediately as they are now managing the property as the landlady had defaulted on their mortgage.
I spoke with Savills at the time, as required to do so to confirm we are current tenants, and were advised we would hear from them directly as to whether it would be decided to continue leasing the property or reposses it. We then heard nothing until this morning when a court letter arrived regarding eviction and reposession with a court date.
Attached within the letter is a copy of an eviction letter supposedly sent to us (from Savills) back in August 2025 advising us to vacate by the end of October, however we have never received said notice or anything else via post or otherwise since the initial contact and confirmation of their management being provided. All rent has since been paid on time directly to Savills as required following the landlady defaulting. We religiously open all mail and have archived all paperwork from Savills or with regards to the situation since it arose.
Due to the notice never being received and therefore not known would we then be liable to court fees also?
Where do we stand here exactly?
I'm going to citizens advice tomorrow as well to seek further help. We have 4 children with the youngest being a newborn so are understandably very stressed with the current situation..
Any advice or assistance is very much welcomed!
